LUBBOCK HOMEOWNERS · LOCAL HELP

Lubbock home insurance: wind, hail and your roof.

Before renewing your Lubbock homeowners policy, check three things: how a covered roof loss would be paid, your wind/hail deductible in dollars, and what changed from last year. The premium alone does not tell you how much a repair could leave you paying.

CHECK THE DETAILS THAT CHANGED

What should I compare at renewal?

Start with your declarations page, then read the renewal notices and endorsements. Roof coverage can change as the roof ages, even when the policy name looks familiar. TDI’s renewal checklist explains why that review matters.

Ask your agent to confirm the home’s address, square footage, construction and roof information. See TDI’s declarations-page guide.

  • Property record: Is the latest roof replacement reflected?
  • Coverage changes: Which limits, endorsements or exclusions differ?
  • Roof settlement: Is the payment basis unchanged?
  • Your share: What deductible applies to wind/hail, and what applies to other covered losses?

ASK FOR THE POLICY WORDING

Would a covered roof claim pay for replacement?

Ask for the roof provisions, including any endorsement that changes the standard policy. A dwelling limit alone does not describe the roof settlement.

Replacement cost or depreciated value?

Replacement cost uses current repair or replacement costs, subject to policy terms. Actual cash value subtracts depreciation. Ask whether an age-based roof payment schedule applies and what must happen before any additional payment is released. TDI explains settlement types.

Age, condition and exclusions

Insurance does not replace a roof simply because it is old or worn out. Confirm whether the roof is covered and whether specific exclusions apply. Correct the installation date after a replacement. Read TDI’s roof guidance.

One damaged section

Ask how the policy handles a partial roof repair and matching materials. Damage to one section does not necessarily mean the entire roof will be replaced. TDI lists questions to ask.

TRANSLATE THE PERCENTAGE

Did my deductible rise without its percentage changing?

It can. If a percentage deductible is based on the dwelling’s insured amount, a higher dwelling amount means a larger dollar deductible even at the same percentage. Ask which amount the percentage uses, then compare this year’s dollars with last year’s.

Write down both the wind/hail and other-perils deductibles beside the annual premium. Ask how depreciation or a roof limit could add to your share. A lower premium may involve a higher deductible. TDI explains deductible amounts.

A SEPARATE COVERAGE QUESTION

Does storm coverage include flooding?

Most homeowners policies exclude flood damage. Ask how your policy distinguishes rain entering a damaged building, surface-water flooding and water backup; they are not interchangeable coverage descriptions. TDI explains separate flood coverage.

Use our flood insurance page to discuss building and belongings coverage, eligibility and when a policy could begin.

PREPARE BEFORE YOU NEED THE RECORDS

What can I organize before a Lubbock storm?

Save roof receipts, property photos and insurer contact details somewhere you can reach away from home. Check NWS Lubbock forecasts and warnings and plan how your household receives alerts. Follow NWS storm-preparation guidance.

  • Stay safe first. Document damage only when safe; leave roof access to qualified professionals.
  • Contact your insurer promptly. Ask about claim instructions and any deadlines.
  • Keep a record. Photograph damage, retain receipts and ask about temporary protection before permanent repairs. See TDI’s post-storm checklist.
